After booking an appointment, you can take a few minor steps to prepare for a sealcoating job. We do a thorough and complete job, but we require your assistance in four areas.

REMOVE ALL OBSTACLES

Remove all obstacles that would prevent us from sealcoating the entire surface. If vehicles, trailers, materials or toys remain on the parking lot or driveway, we have no access to the asphalt beneath the items. To perform our best for you, we require access to the asphalt’s full surface.

TURN OFF SPRINKLER AND IRRIGATION SYSTEMS

We don’t have qualms about getting wet; actually, an unexpected sprinkling feels great in warm weather. Unfortunately, sealcoating must be applied to dry asphalt. Ensure automatic sprinklers and irrigation systems are turned off the night before the appointment to keep your asphalt surface dry, and keep systems off for 24 hours after the sealcoat’s application.

PREVENT TRAFFIC

Vehicles, kids, pets and visitors must keep off the newly sealed lot, and such traffic must keep off for 24 hours after we seal the asphalt.

KEEP AN EYE ON THE SKY

We must apply sealcoat to a dry surface, and the surface must remain dry for 24 hours following the application, so we can’t seal the lot if the forecast calls for rain. Potholes can form due to water in unsealed or improperly sealed cracks, combined with the expansion and contraction of the pavement. ASPHALT RESURFACING

In some cases, it can be more cost affective to resurface or overlay the asphalt. Low spots, large sections of interconnecting cracks are all good places to resurface. According to the Americans with Disabilities Act (ADA), a business must provide accessible-parking spaces for handicapped people, and the number of spaces needed depends on the total of the parking stalls on the property. Parking lots with spaces for up to 25 cars need only one handicap-parking stall, but that space must be accessible by vans. Lots with 26 to 50 spaces need 2 handicap stalls, 51 to 75 spaces require 3 handicap stalls and 76 to 100 spaces need 4 ADA stalls. Parking areas accommodating 101 to 150 cars need to have 5 handicap spaces, 151 to 200 spaces require 6 handicap stalls and 201 to 300 spaces need 7 ADA stalls. In lots with 301 to 400 parking spaces, 8 of those spaces must be accessible for handicapped people, and 9 spaces in lots for 401 to 500 cars need to be reserved for handicapped people. In parking lots with 501 to 1000 spaces, 2 percent of the spaces must be handicap accessible, and lots for 1001 or more cars must have 20 handicap spaces with 1 extra space for each additional 100 cars.
